The Timberframe Home Building Process
At SMART Timberframes, we believe that a specific process must be followed to ensure that we have a successful project. Whether we're working on one component or handling the whole project, we'll work with you and the general contractor to provide you with a high quality product and a pleasant experience.
Step 1: Introductory meeting
This is a chance to get acquainted and discuss your project. During this meeting you'll share your goals and expectations. We'll also provide you with a design questionnaire, which should be completed and returned to us prior to Step 3.
Step 2: Information gathering
We try to personalize this phase as much as possible. Through multiple meetings we learn about each other and have a clearer picture of the project scope. We will also take this time to review your ideas, requirements and expectations. When possible following the points below helps us gather information more efficiently and accurately while enabling us to initiate the preliminarily design promptly. A visit to your residence will enable us to see your tastes and give us an insight into your lifestyle.
- Taking a drive to your building lot is crucial at this stage. It will not only help us with the preliminary design but also ensure that passive solar considerations are taken into account.
- TIf the customer has assembled a "scrapbook" this is a great time to share it with us.
Step 3: Preliminary Design and Cost Estimate
During this phase you will work with the lead designer and myself to create a custom plan that responds to your needs. Based on those preliminary schematic drawings, we will determine a basic cost estimate.
SMART Timberframes will provide the customer with the following:
- Schematic Design Contract
- Preliminary Floor Plans and Elevation drawings for review
- Basic Cost Estimate
- Timberframe project schedule
- Selection of wood species and finishes
Step 4: Architectural drawings / Timberframe Design / Package Quote
In addition to working with the lead designer and myself, the general contractor now gets involved in the project. We'll collaborate to complete the architectural drawings and ensure that we meet the permit requirements for your area.
SMART Timberframes will provide the customer with the following:
- Architectural and construction plans
- Detailed contract
- Preliminary list of finishing material and house components
Step 5: Fabrication of your timberframe structure and enclosure system
Now that your plans have been submitted for permit approval and the contract is signed, we can focus on ordering the timbers. Once ordered, the sawmill will require 4-6 weeks to prepare the timbers. This period is the perfect time to work with the general contractor on the following items:
- Selection of all interior house components such as: appliances, fixtures, color, material, etc.
- Preparation of project schedule
- Preliminary cost estimate for the completed house
This is a good time to determine if additional timber work such as window trim, railings, staircases and mantles are required. While waiting for the timbers, SMART Timberframes we'll begin with the fabrication of the enclosure systems.
Step 6: Raising and Installation of enclosure system:
This is when it all comes together. The raising will take approximately 3-4 days. Now that the timberframe is up, we'll begin with the wall and roof installation. Now that your timberframe is fully enclosed, we'll focus on any additional components that might be required such as window install, stairs and miscellaneous woodwork.
After our contract is fulfilled, we'll continue to work with the general contractor to ensure a smooth transition and successful project.
